Description
MINIMUM CHARGE 7 NIGHTS - You can select fewer nights but the rental rate will remain the same. If you are booking fewer nights than the minimum remember to add an extra night to your dates if you need to check out later than 11am on your day of departure.Occupancy - Four people. For an additional person, a z-bed can be hired for a small charge paid locally. The apartment also offers occupancy for a maximum of 2 guests on a 1-bedroom basis for reduced rates.
Living Room - Two ceiling fans, lounge seating for five, dining table and six chairs.
Terrace - Large south-facing, pool-facing, table and four chairs, four private sunloungers. The inner part of the terrace is covered and is ideal for outside dining while the rest is perfect for private sunbathing.
Kitchen - Dishwasher, fridge/freezer, microwave, oven, grill, toaster and kettle.
Bedroom 1 - Double, air-conditioned, ceiling fan.
Bedroom 2 - Twin, air-conditioned, ceiling fan, small private terrace.
Bathroom - Shower, WC.
Parking - Ample off-road parking is provided.
TV System - UK free to view channels including BBC and ITV.
Additional Features - Alarm system, sandwich maker, washing machine, safe, smoke alarm, hairdryer, iron and ironing board.
Linen - Bed linen, bath and hand towels are provided
Complex - Consisting of 55 units with a large swimming pool. The complex is only 300m from the seafront with the beach and main bar and restaurant area all less than a 5-minute walk from the apartment. Limnaria Villas is next door to Limnaria Gardens and is a separate complex.

November 2023 - Another nice holiday in this apartment which we now feel is a bit like home. We recommend it because it is clean, well organized and with a magnificent and sunny patio. The property manager is very efficient and kind; Cyprus Lettings provides excellent service. February 2023 - This is the fourth stay in this apartment, large, clean and well exposed. We particularly appreciated the patio, partly covered, very sunny and sheltered from the wind, where we often had breakfast or lunch. The service offered by Cyprus Lettings Goup is great and the Property manager really top! The complex is located in a quiet location but very close to shops, supermarket, beaches, the beautiful promenade and numerous restaurants, including Alea and Tà Bania. We can't wait to come back!
November 2022 - Fantastic property and what a lovely location. The Property Manager was the best and helped in every way she could. Too many fantastic restaurants to mention. Fantastic holiday with excellent friends.
September 2022 - Excellent holiday. Really homely apartment and I would happily stay there again. Assistance from te Property Manager was quick and efficient with a smile. Definately recommend
March 2022 - Nice apartment on the ground floor,clean,comfortable and well equipped. We particularly appreciated the presence of the dishwasher and, above all, the large patio, partly covered and well exposed to the sun. The Property Manager was very friendly and professional. The complex is located near the sea, shops and numerous restaurants, our favourites are Hondros,Viva Cyprus and Tea for t Two for breakfast. This was our second stay (the first in November) and we hope to stay here again. Highly recommended!
February 2022 - Once again a loverly week in the aqpartment and the weather was really good only raining on one day. We will definately be back again and will not leave it too long

June 2019 - 2nd visit to this property. It is clean, tidy and has everything you could need !! It was a hot two weeks and we wished there was air con in the lounge too, but we managed. I would recommend this property. The photos and description are accurate.
May 2019 - Excellent all round. Loved the Apartment, very clean will book again next year
January 2019 - Apartment is well fitted out, and clean. Everything we needed including coffee maker. We would recommend this property. The Property Manager popped in to see us on the day after we arrived to check all was OK, she and was very helpful. This was our sixth time to Kato Paphos and we have found that most of the restaurants in the harbour provided good food at reasonable prices. We have re-booked for next year.
August 2018 - Property manager provided good service. Listing of property was accurate. I would recommend this property to Friends and relatives. We recommend Les amis, Taj Mahal, The Lodge, Ficardos, Rib shack. Xiang Gong Chinese, Happy Island. Friends Cafe Bar for breakfast.
June 2018 - This was our 3rd time at the apartment so everything was to our satisfaction. Once again our property managers were exceptional we had a couple of issues with the safe and television and with being located next door to our property the problems were solved immediately. Restaurants to recommend would be difficult because to be honest we have never experienced a awful meal but the Les Amis as never ceased to fail with any of their menu.
January 2018 - A relaxing 10 night stay with every home comfort and a very friendly welcome and service from Judy and Billy – thank you very much. The complex is so well kept and in an ideal location. Having not visited Paphos for 20 years it has been amazing to see the changes over two decades – all for the better, we think. The walks along the seafront are breath-taking. Good food at Viva Cyprus!
October 2017 - Fantastic find on the internet! We’ve had a lovely time – very relaxing. Love that we didn’t need to buy anything but food. Judy next door is a treasure. Hope to return sometime next year.
October 2017 - We’ve all really enjoyed these 2 weeks in Limnaria – it’s a place we know well, but first time in this apartment. It is very comfortable and pleasant and having Judy & Billy next door is really good, they are so helpful. - We’ll be back next year.
August 2017 - Just got back from a two week stay in this lovely apartment we booked as part of a wedding party with other family members staying across the road at Limnaria Gardens. We found the apartment very good with good facilities with a nice swimming pool 30m away.
March 2017 - My friends and I all thought the apartment was absolutely fantastic. Very well planned an organised ,clean and well maintained owners obviously have thought of everything The neighbours Billy and his wife were very helpful and friendly. Set in beautiful setting. Would definitely recommend this apartment even the complex to friends and family. We visited quite a few of local restaurants and left the menus at the apartment
